LCD "Krasnaya Gorka" is a large-scale project of the PIK group of companies. Four quarters were built up in the Krasnaya Gorka microdistrict in the northern part of Lyubertsy.

Location

The Krasnaya Gorka microdistrict, 4 km from the Moscow Ring Road, adjoins the city park with Natashinsky ponds and attractions, the Lyubertsy-1 railway station, urban development blocks, GSK, Nekrasovka, the old municipal cemetery, the Russian Customs Academy. The complex is limited by Komsomolsky prospect, Initsiativnaya, Lyuberka streets and passage No. 262.

The area of ​​apartments in the buildings varies (as well as the cost square meter). In the 9th building of the 8th quarter - 42.9-103 sq. m, in building 53B of the 7th quarter - 44.2–88.7 sq. m, in the house 53A - 44-110 sq. m (all buildings belong to the KOPE series). The number of rooms is from one to three.

All apartments in these buildings are sold with a full fine finish in one option - "Standard". The rooms are isolated, the kitchens and halls are enlarged, there are bay windows in the living rooms, three-room apartments second bathrooms. Infrastructure

On Sadovaya Street, 14 in the city of Podolsk, a new residential complex is being built. Work on the construction site began in the third quarter of 2016.

There will be 66 studios, 270 one-room studios, 168 two-room studios, and 69 three-room studios. When ten years ago I was choosing an apartment for myself in the Moscow suburbs, my main “working tool” in this matter was a watch. I timed the time it took to get to the nearest metro station. Those directions where the travel time exceeded my own comfort limit were not even considered in the future. However, I think that this is a common practice for everyone who plans to settle in the Moscow region and go to work in Moscow. Therefore, the conversation about I will start quite traditionally: with a story about transport accessibility.

How to get there

Most convenient way to get to Krasnaya Gorka - train. Station Lyubertsy-1 is a ten to fifteen minute walk from the LCD. There is hope that in a couple of years this path will be reduced by about half - now we have to make a big detour around several construction sites. Not very convenient, to be honest: here it is, the station, at hand - but you have to circle around the area, bypassing the fences.


If you don’t want to get there by train, you can get from the Vykhino metro station by bus 501, minibuses 888 and 887. Travel time is from 15 minutes to 40, depending on traffic jams. Moreover, transport reaches the entrance to Lyubertsy in about seven minutes, but then - during peak hours - cars begin to slowly drag along the narrow streets of the city, designed for the traffic flow of the middle of the last century. And only in the microdistrict "Krasnaya Gorka" the traffic becomes normal again. All in all, this is a pretty big inconvenience. So, if you plan to look at Krasnaya Gorka to look around, it is better to do it during the daytime. An option for motorists is to go in a roundabout way, through Novaya Nekrasovka.


A new wide bridge connects it with Krasnaya Gorka, there are no traffic jams on it.


In Novaya Nekrasovka itself, by the end of next year, they promise to open a new metro station (Nekrasovka). From it to the Red Hill will be about fifteen minutes on foot.

The Krasnaya Gorka microdistrict began to be built about ten years ago, it is located between the northern Lyubertsy and the Moscow Nekrasovka district. Nearby are the former Lyubertsy aeration fields, which are now being actively built up by the Novaya Nekrasovka area. Novaya Nekrasovka and Krasnaya Gorka are separated by a pipeline leading to the Lyubertsy treatment plant - it looks like a long mound three stories high, overgrown with grass and in some places with garages, it is over this mound that a bridge is thrown.


Some old-timers who live near the pipeline say they sometimes smell sewage. My house is located 700 meters from this embankment (more than half of the Krasnaya Gorka houses are located at the same distance), I don’t feel the smell. Yes, and on the Nekrasovka forums, local residents also claim that there is no smell. Whom to believe in this case is up to you.


As for infrastructure, there are no problems with this in the area. There are several large and modern kindergartens, schools, an abundance of playgrounds, many beauty salons and small shops. However, there is still a problem with chain supermarkets - there are only three of them within walking distance.


There is also a large new clinic in the neighborhood.


But I did not find parking nearby, all the yards are densely filled with cars.

The sales office of the residential complex "Krasnaya Gorka" is located at st. Preobrazhenskaya, house 4.

The most convenient way to get to it is by train - from the Lyubertsy-1 station on foot you will have to walk only about ten minutes. Or you can use bus 501 from Vykhino metro station (stop "Customs Academy"). Directly opposite the office, one of the “tower” houses is being built.

By the way, one minus is typical for the area of ​​new buildings: there are still construction in progress. So, you can not avoid noise, dirt, trucks dropping clay from the wheels, and leftovers construction debris in the most unexpected places. However, this is an inevitable "disease" of all new residential complexes.

Once in the office for preliminary reconnaissance, I found out how the viewing of apartments takes place (without an appointment every hour - in multi-entrance buildings, at 12 o'clock every day - in the "towers"), I asked the friendly manager girl about where the at home and took the booklets from the counter.

Later, at home, I began to evaluate: which of the houses I photographed during my walk around the area. And it turned out that sorting out the booklet is not an easy task! Firstly, the map of the area is drawn very small, at least take a magnifying glass to see the building numbers. But I, a young man, with more or less decent vision - I managed. And for older people to consider these microscopic numbers, written, moreover, in white print on a gray background, is almost unrealistic. Secondly, the numbering of the buildings. They are scattered around the microdistrict quite chaotically, and in order to mark on the map those houses where apartments are still for sale, I had to play the children's game “find the number in the picture”. Thirdly, it is not very easy to figure out the cardinal directions without the help of a representative of the LCD. In the corner of each booklet there is a cross in a circle where one line of the cross is darker. The manager explained to me that this is how north is designated. How could I have guessed whether it was north or south? And what prevented at least writing the letter C opposite the highlighted line? Brevity is the sister of talent, but sometimes it's better to use it more effectively.

In fairness, I will say that there is another type of booklet - with a color map. If you are lucky enough to take it, it will be easier to figure out the location of the houses: they are signed more large print, houses of different series are highlighted in different colors.

Of the advantages of booklets: they contain a description of the complex, including infrastructure, there are apartment layouts and a map of directions from different metro stations - to public transport, with indication of route numbers and approximate travel time. Bus routes from Zhulebino and Lermontovsky Prospekt metro stations are also indicated there, but I would not recommend using them: Oktyabrsky Prospekt, the main highway in the southern part of Lyubertsy, is almost always in traffic jams.

Continuing my acquaintance with the microdistrict, I went to the website of the PIK company (www.pik.ru, listed in the booklet). The site, to be honest, seemed to me not very convenient. Navigation is quite complicated, to find out at least the cost of apartments (and it is indicated only approximately!) I had to suffer pretty much. Each building has an infographic about the stages of construction (promotions, stage of construction, availability of garages and finishing, whether installments or mortgages are possible).


However, you still need to keep a plan of the area in a separate tab in order to understand which building in question. The information, if collected from different tabs, is quite complete - from project documentation, conditions of purchase and up to the area of ​​apartments. True, in order to get all this, you have to work hard.

The site also has photos of the construction progress. For each of the banks that cooperate with PIK in providing mortgages (Bank Otkritie, Bank Yenisey, Bank Vozrozhdenie, VTB24) there is a summary of the loan rate and other lending conditions.

Reconnaissance in force


So, I went to view the apartments.

Every day at 12 noon, those who want to see apartments in single-entrance buildings (M-Parus) in addition to apartments in multi-entrance buildings (Tower-M) gather in the office. Agree, it’s rather inconvenient - you need to make time to be in the office at exactly noon, otherwise you won’t see the “tower”.

It turned out that there is an explanation for this: the “tower” is still under construction, visiting it is strictly regulated, everyone is given helmets and even forced to sign in the journal, indicating the year of birth (minors are not allowed on the construction site). The manager has to ensure that all potential buyers comply with safety regulations, and work is not being carried out at this time, so as not to put outsiders at risk. In general, the approach to the inspection of an unfinished building is quite serious.

Potential customers are taken to the facilities by car, and on the way the manager talks about the structure of the microdistrict. It has its own new boiler house and, as it turned out, even a seven-level parking lot, although it is located quite far from the bulk of the houses.

The entrance provides for the so-called "barrier-free environment", that is, there are no thresholds or steps that will be a problem for mothers with strollers or the elderly.

The building itself has not even begun to finish, so we were able to see the apartments in the “box” stage.



The house is panel, so the area of ​​​​the rooms and their shape in different apartments is almost the same. In some of the rooms there is a "bay window" to which two heating batteries are connected (each half of the window has its own).



One- and three-room apartments have pre-planned wardrobe niches. And in one-room apartments, there is even a false foam block wall between the room and the kitchen, which (if it is disassembled) will allow you to combine these two spaces.


In this case, the supporting structures will not be affected, so such redevelopment will require a minimum of approvals.

As for the size of the rooms - in most apartments they are quite modest.

Generally planning solutions not bad, for example, in a three-room apartment and two bathrooms, and a dressing room and a tolerable kitchen with access to a balcony. Interestingly, residents of floors 5-25 receive a small “bonus”: the balconies on these floors are more spacious than the balconies of the apartments located below - 5 sq.m. against 3.3 sq. m.

Apartments will be sold with a standard "municipal" finish. The commissioning of one such “tower” is planned for early 2017, the construction of the second has just begun (it is being built right in front of the sales office), they promise to hand it over in mid-2017.

After leaving the construction site, we went to view the house of the KOPE-M-Parus series.


These are multi-section twenty-five-story houses. Several of these are being prepared for delivery at the beginning of 2017, and we were offered to see apartments in the same building, which is already ready for occupancy.

So, in the houses of the M-Sail series, 1, 2 and 3 room apartments are offered.


The price depends on the floor, the timing of the house, the stage of construction, the availability of finishing (in one of the houses, finishing is not provided, this will reduce the price of an apartment in the amount of 300 thousand rubles). I repeat: you will not be able to find out the price of the apartment you are interested in using the site yourself: only an approximate cost is presented there, and you can only find out the exact price from the manager.


One-room apartments are equipped with a dressing room, which, if desired, can be attached to the room (non-load-bearing wall).

Two-room - two options. Moreover, one of them provides for as many as three balconies overlooking three cardinal points.


The second option can "boast" only one loggia, but total area this apartment is 4 sq.m. more.

The three-room apartment turned out to be the most impressive - it has a large hall, which, if desired, can be combined with one of the rooms and get a hallway-living room with an area of ​​28 sq.m.


Three-room apartments have two balconies. All balconies are rented with glazing, but without interior decoration (you will have to lay tiles or laminate on the floor yourself).

As for the finish, it is pretty decent - wallpaper with an unobtrusive pattern, laminate, good batteries with temperature control and an energy meter (you will have to pay not for the fact of heating the house, but for the heat that you received).


The toilet even has a mini-sink for washing hands.

Judging by the reviews on the forums, the tenants who moved into the apartments are satisfied with the repair.

But the tenants, if desired, will have to install iron doors on their own: by default, the doors in the apartment are made of solid wood.

Two "towers" and four houses of the M-Sail series are being completed housing stock in the residential complex "Krasnaya Gorka" - the developer promises to fulfill all its obligations by 2018.

What do they say?


But does he actually fulfill his obligations? First, firsthand reviews.


As for the forums, opinions here are divided in much the same way: someone writes that they received the keys without problems and on time and formalized the ownership. Someone waits for months for BTI measurements and acceptance of the house for operation. Someone is unlucky with managers who refuse to notify in time about the progress of the house. However, apparently, there is no malicious "unfinished construction" in this residential complex, the delays are not fatal.


A friend of mine has been living in the residential complex "Krasnaya Gorka" for several years, I asked him what the pros and cons he sees. The downside, he said, is that the yards have turned into parking lots, every centimeter at the entrance is filled with cars, and this is rather inconvenient. In addition, he expressed doubt that schools and kindergartens for new homes will be built on time - housing "grows" much faster than social facilities. In all other respects, he was satisfied with the maintenance of the houses and the infrastructure of the district.


Houses are serviced by the PIK-Comfort company, located right there in the center of the district. They are responsible for the improvement of the territories, the work of concierges and intercoms, public utilities and others economic issues. Judging by the forum, the tenants have no particular problems with this organization.

About the purchase


Mortgages can be issued in the following banks: Otkritie Bank, Yenisey Bank, Vozrozhdeniye Bank, VTB24. Installment payment is not available for all houses of the Krasnaya Gorka residential complex, so you need to ask the manager about the conditions for each specific house.

As for the purchase, it happens as follows: the client pays 30,000 rubles for the execution of the DDU (Agreement equity participation), after which it waits 3-4 weeks for the registration of the contract in the registration chamber. From the moment of signing the DDU, the apartment is considered to be purchased. After registering the DDU, payment for the apartment takes place. Registration of ownership takes about 6 months from the date of putting the house into operation.

Since the houses are panel, the areas of the apartments, as a rule, fully correspond to the areas specified in the project. The difference (both in "plus" and "minus") usually does not reach even half a square meter, but it is not taken into account. That is, even if after measuring the BTI it turns out that the apartment has “become” a little more, you won’t have to pay extra.

Communication with all the managers left me with the most favorable impression. But, I still have to point out one minus of the organization of the work of the PIK company: too little information can be obtained and analyzed independently by studying the site. If you have any questions, you still have to call the manager, for some buyers this is inconvenient.

LCD "Krasnaya Gorka" belongs to Lyubertsy, so the cost of apartments in it is slightly lower than in neighboring Novaya Nekrasovka (it is considered the territory of Moscow).

Compared to VLYUBERTSA, the price is somewhat lower, but it is worth noting that the houses in the Krasnaya Gorka area are panel houses (the same as in Novaya Nekrasovka). And panel housing, as a rule, is cheaper than monolithic-brick housing.

Since the area is already almost 90 percent populated, the infrastructure in it is quite developed, only the lack of large supermarkets confuses.

In terms of transport accessibility, Krasnaya Gorka is quite acceptable option, you can get to Moscow without much difficulty, the distance to the Moscow Ring Road is about 8 km. The bad thing is that there are no plans to build a metro station here - however, one of the new stations (which they promise to open in 2017) will be located just one and a half kilometers from Krasnaya Gorka.

In general, this is a completely typical "sleeping" area with all its advantages and disadvantages, and, except for the fact that this is not Moscow, it practically does not differ in any way from Maryino or South Butovo.
