LCD "Spring" is located in the Podolsky district of the Moscow region in the village of Sosnovy Bor. This is a problematic economy class facility, the construction of which was entrusted to Razvitie FGC. The company was supposed to build 3 monolithic-brick buildings with 1-, 2- and 3-room apartments without finishing, as well as a kindergarten, a school and a sports complex.

The Ministry of Construction of the Moscow Region is considering the adoption of an updated project for the residential complex "Spring", which includes the construction of two additional residential buildings and the reorganization of infrastructure.

In general, the new building practically does not stand out against the background of other economy class facilities near Moscow - this is a standard modern project with budget housing. The main advantage of the residential complex "Spring" is the proximity to the railway, the prospect of a light metro in Podolsk and affordable real estate prices for the average buyer. But there are also disadvantages, including the general remoteness from Moscow and isolation.

Rating: 4/10 until the developer solves his financial and organizational problems, it is not recommended to buy an apartment in this new building.

The land for the construction of the residential complex "Spring" was allocated in Sosnovy Bor. This tiny village of less than 100 people borders on the Kutuzovsky district of Podolsk, the administrative center of the city district of the same name in the Moscow region. To get to the capital, you will have to overcome 25 km to the Moscow Ring Road along any of the two nearest highways - Varshavskoe or Simferopolskoe highway.

The residential complex is adjacent to the bypass road, which blocks the way to neighboring areas. The only ground crossing within walking distance is 500 m from the houses. There is no other way to cross the highway. On the other side of the road, the construction of the residential complex "Borodino" from the developer "Master-com" is underway and the Podolsk training center of the Federal Fire Service is operating. In the south and southwest, the new building is bordered by a pine forest.

How to get there by car and public transport

Having your own car, the easiest way to get from the residential complex to Moscow is either along the Varshavskoe highway through Podolsk, or with an exit to the M-2 "Crimea" highway (Simferopol highway). Without traffic jams, the journey will take about 20 minutes. The congestion of both highways during peak hours greatly increases as you approach the Moscow Ring Road.

Without a car, for regular trips to Moscow and back, it is better to use buses and minibuses. From stop. ZhK Vesenniy regularly runs public transport through Simferopol highway. Travel time will be approximately 1 hour.

Electric trains run regularly from Podolsk to Kievsky railway station. But to catch the train, the residents of the "Vesenny" will have to take a 30-minute walk to the platform. Public transport does not run in the area of ​​​​the new building, and therefore it will not work to get there by bus or minibus - at least 2 km you have to walk through the ground crossing of the Bypass Road to the nearest stop.

In Podolsk, it is planned to build a surface metro. To this end, the authorities, together with Russian Railways, will reconstruct and modernize the existing railway tracks. As part of a large-scale project for the construction of the Moscow Central Diameters, the city will host the terminal station of the MCD2 branch Podolsk-Nakhabino. Trains will run at intervals of no more than 6 minutes during rush hours. The first trains are promised to be launched in the summer of 2018, and the line will be fully equipped by 2019.

The land under the buildings was leased to the developer by the authorities of the city district - this fact is worth paying attention to. After the expiration of the contract, most likely, you will have to pay extra for the purchase of the site from the municipality (Article 39.20 of the Land Code of the Russian Federation) or its further lease from the state.

LLC "Modern Construction Technologies" acts as the general contractor. The project of the residential complex "Spring" initially included the construction of three monolithic-brick high-rise buildings - multi-section and tower type. However, in March 2018, the developer sent an updated master plan to the Ministry of Construction of the Moscow Region, according to which 5 houses, as well as a kindergarten and a school, should be built.

Construction started in 2012 and was divided into several stages. Both buildings of the 1st stage have already been commissioned and occupied. The construction of Building 3 has been frozen for an indefinite period until a new residential complex project is approved. If it is approved, the developer will have to build 2 more houses.

Together with the houses of the 1st stage, an underground single-level parking for 101 cars was built. It is also planned to build another similar one, but this is unlikely to remove the issue of a lack of parking lots - according to information from the forums, residents are already complaining that they have nowhere to park a car. In the future, as houses are settled, the situation will only worsen. Buyers of apartments should prepare for a crowd of cars in the yards and daily "battles" for free guest parking.

Rating: 3/10, the further fate of the new building is in doubt, the timing of completion of work at the facility remains open.

The advantage of the residential complex "Spring" is manufacturability - all the houses in the complex are monolithic, known for high thermal insulation and durability. The outer walls are made of foam concrete blocks with clinker brick cladding. The windows in all apartments are standard - with white PVC profile frames and double-glazed windows.

In the eastern part of the residential complex "Spring" there is a zone with infrastructure facilities. For residents of the first buildings, this location is not very convenient - the developer did not take this into account.

There is little greenery in the yards and a lot of space for cars. The lawn is practically not maintained, so public areas look sloppy and unattractive. Playgrounds are paved, which increases the risk of injury. Landscape designers did not seem to know about the existence of special soft coatings for play areas. The equipment is also rather scarce: several sandboxes, a modest children's slide and a swing. The territory of the yards is not fenced in any way from transport or unauthorized persons, but this is a standard practice for an economy class residential complex.

Rating: 6/10, "plus" for construction technology and "minus" for untidy and poorly equipped yards.

Choice of apartments: up to 3 rooms, without finishing, free planning

Residential complex "Spring" sells apartments ranging from 39 to 93 square meters. m. The ceiling height in the rooms is 2.8 m. The remaining 20% ​​is occupied by three-room apartments. This situation is explained by the increased demand for budget one-room apartments.

The developer sells housing without finishing. Only the essentials have been installed - the front door, windows, heating and risers for the installation of utilities. There is no electricity wiring in the apartment, and rough work is also not carried out. Infrastructure and ecology: underdeveloped area, near the forest

The residential complex is located extremely poorly in terms of infrastructure: all important social facilities are located in neighboring areas. The nearest school number 13 is overcrowded, as are local kindergartens. Polyclinic No. 4 in Podolsk is more than 4 km away. Products can be bought only in a few small shops in Sosnovy Bor or in the Globus hypermarket, which is located 1 km from the residential complex. Initially, the developer planned to build his own school and kindergarten, but after the start of problems with financing, the project was frozen. As a result, the residential complex "Spring" was in an extremely disadvantageous position, without access to elementary social services. services.

Ecological situation

One of the few "pluses" of the new building at the moment is the proximity to the pine forest, which provides a constant flow of fresh air. However, it is worth considering the fact that the residential complex is adjacent to the bypass road. Although there are noise reduction screens along the route, constant noise will still be heard with the windows open. In addition, the dust and combustion products of automotive fuel that fill the air pose an additional threat to the health of residents.

2 km from the new building is a large industrial center - Klimovsk. A number of "dirty" enterprises operate on the territory of the city, including the reinforced concrete plant, the Klimovsky Machine-Building Plant, and KBAL LLC. However, the local wind rose carries most of the harmful emissions further south.

Rating: 4/10, there are practically no “pluses” in terms of infrastructure, and the state of the environment in the area is ambiguous, because there is a busy road nearby.

Despite the plight of the developer, the sale of apartments continues. You can buy real estate not only in ready-made houses, but also in unfinished houses on the terms of DDU (214-FZ). The reliability of such a deal is very doubtful, given the fact that there is no exact information about the fate of the project yet. LCD "Spring" is an unsuccessful project in almost all respects, from shortcomings in terms of infrastructure to the banal bankruptcy of the developer. It is unlikely that there will be those who want to buy an apartment in a long-term construction, when literally across the road there is another residential complex from a more reliable developer with apartments at similar prices.
